What I'm looking for is somewhere outside the city limits, but close enough that I can drive to work without wanting to kill myself, and also be close to my family. The whole reason for wanting to move is to avoid having to pay business taxes to the city when I really get my business going. I love the Main Line, and in a perfect world, I'd give my eyeteeth to have a little house somewhere out there. But traffic to the city in the mornings is painfully sucky. Actually, traffic out of the city is painfully sucky, too. Okay, it just generally sucks driving out that way most of the time.

Still, it's a nice area. And perhaps I could finally have space for my roses, and for Clue to bound around a little. I'd freakin' LOVE that, and, of course, so would she. O, for a yard! And while the uncertainty about Faire next year is weighing on me, if I do go back, I'd be closer.

I'd have to stay at or under $900 a month. How painful is this going to be?

Pffft. Depends on a few things actually.

How much you have to put down, how much you're willing to pay in closing costs (these can be worked into your mortgage), how long you want the mortgage for, whether you're willing to shoulder points, if you need tax and insurance escrow...

In theory, you could get a 170k place in Philla (Just saw one, it's cute) for about 950/month. But your closing fees are about 9k and that doesn't include escrow for tax and insurance.

add those in, (and folding in the cost of the closing), you're probably looking at closer to 1400-1700/month ouch.

If you want a place, your best bet is to stop by a real estate agent. Let them know you're just looking, and what you're looking for. Most places have a huge list of homes that are just over your budget ;)

You'd probably be looking at the same kind of prices (if not higher) for renting. The landlord/lady has to cover their mortgage. (I checked into it before moving up here.)

I know you can do that around my area. You're drive in would suck monkey balls, but you can take the train (3 blocks away) directly into Suburban station in less than an hour. I think the drive in would be about the same.

Call a realtor most either handle rentals or know someone who does.

You're biggest problem is going to be clue. Not many rentals (especially those that are reasonable) allow pets anymore.

No. Thanks for asking. I appreciate it. I just posted an update -- he came out of the procedure & is resting. Read my post for the rest. But I still think I want to stay home with him --- thanks for understanding.
